Bally’s Corporation has changed its development plans for the mixed-use project surrounding the under-construction Athletics ballpark in Las Vegas, with revisions approved by the Clark County Commission on August 19, 2026. The approval covers land use permissions for 26 acres surrounding the $2 billion ballpark project.
The entitlement package approved by commissioners does not cover the entire Bally’s property. Instead, it focuses on a mixed-use podium on the northwest corner and a 2,500-seat theater on the southwest corner. Permits for the future hotel-casino component will be reviewed by the commission on September 16, and that phase also requires approval from the Federal Aviation Administration due to proximity to Harry Reid International Airport.
An unnamed group has expressed interest in potentially purchasing Bally’s planned $1.1 billion project, according to a person with knowledge of the situation. If a sale occurs, the entitlements would transfer to the new owner, as they are associated with the land rather than the developer.
Clark County spokeswoman Jennifer Cooper said in a statement that the board considered the portion of Bally’s application that includes the parking and podium development to ensure the public has safe access from sidewalks and pedestrian bridges into the stadium. She confirmed that the towers associated with Bally’s application have not received FAA approval and were not part of Wednesday’s consideration.
The project has been divided into three phases. Phase 1 includes the A’s ballpark itself, a 1,500-space parking garage, and a central utility plant. Phase 2 now includes the multi-level podium with a three-level parking garage containing 953 spaces underneath a plaza featuring retail, entertainment, and dining facilities. It also includes the 2,500-seat theater and a temporary surface parking lot with approximately 532 spaces. Later phases would involve construction of the casino resort between the podium and theater, plus additional parking.
The first two phases would create 3,055 on-site parking spaces. Similar to Allegiant Stadium and T-Mobile Arena, the ballpark will also rely on nearby MGM Resorts properties for game-day parking, as the casino giant operates over 30,000 spaces within walking distance of the three event venues.
Work on the A’s ballpark is well underway, with the structure now forming a full circle and levels built to the highest point of the seating areas in the planned 33,000-fan capacity stadium. The ballpark remains on schedule for a late February 2028 completion, according to the Athletics organization.
If the project sale does not proceed, sources indicated that Bally’s officials are confident their funding partners are ready to move forward with construction of the northwest podium. The flexibility of the phased approach allows the development to advance regardless of the ownership outcome.
