The next wave of Las Vegas casino development is heading south and west. A cluster of projects in west Henderson and the southern Las Vegas Valley is positioning the area as the region’s next big growth corridor for gaming and hospitality, according to industry analysts and recent planning filings.

Inspirada Station and the Marnell Project

Red Rock Resorts, the parent company of Station Casinos, is planning a new property tentatively called Inspirada Station at Via Inspirada and Bicentennial Parkway in the Seven Hills area of Henderson. The project is the latest in Station’s strategy of targeting underserved residential communities — the same approach that drove the successful 2023 launch of Durango in the southwest valley.

Not 3 miles from that site, Anthony Marnell III — the original developer of the M Resort 17 years ago — says he plans to build a competing property across the street. Marnell’s project, which he doesn’t expect to break ground for three to five years, would span roughly 35 acres on the northeast corner of Las Vegas Boulevard and St. Rose Parkway. Plans call for 600 rooms, a casino, food hall, entertainment lounge, meeting space, and a pool deck, according to a conceptual site plan filed with the city of Henderson.

Why West Henderson

Penn Entertainment’s $206 million expansion of the M Resort — which added a 375-room hotel tower and convention space that opened in December — proved the neighborhood can support major gaming investment. Penn CEO Jay Snowden told guests at the ribbon-cutting that the residential growth on the south end of the valley was impossible to miss.

“I love all the rooftops that are going up on the south end of the valley,” Snowden said. “It’s very noticeable when you’re flying in.”

Other Growth Zones

Industry analysts point to additional underserved areas beyond west Henderson. Josh Swissman, founding partner of Las Vegas-based GMA Consulting, said the northwest valley around the Skye Canyon community may represent an even bigger near-term opportunity. Station Casinos acquired land in the area years ago, and the neighborhood’s 6,500 planned homes at full build-out will need entertainment options.

“Years ago, you could drive in that area and you wouldn’t see any houses on your way to Mount Charleston Lodge. Now, it’s five minutes,” Swissman said. “That area has a head of steam.”

UNLV’s Amanda Belarmino noted that southwest Las Vegas and the Boulder Highway corridor in Henderson also have growth potential. “Southern Nevada has seen several interesting shifts in the post-COVID environment,” she said. “The southwest and west Henderson have been underserved areas, which indicates they may continue to see increased interest from casino companies.”
